Taking-off from the general uses and character within the immediate neighborhood, the project site is planned as a low-density development at the IT zone, and then moving to medium-density in the mixed-use retail and middle-income residential zones. The Information Technology Special Economic Zone (BIT SEZ) occupies approximately 25% of the total development. The residential areas, providing a major support facility for the BIT SEZ, include low-income, middle-income and upscale housing to accommodate the Bonifacio IT Zone workforce, workers from within the development as well as the spillover workforce from nearby Global City.

The BIT Park shall be developed with support facilities and which shall capitalize on linkages with complimentary activity centers. It shall have excellent accessibility to public transport, good quality recreational and residential areas, as well as major tertiary education institutions.

Its character shall exude access to a wide-array of residential, commercial and recreational facilities integral to a traditional town environment.

As a Special Economic Zone, the BIT Park shall provide locators with state-of-the-art information infrastructure, intelligent and build-to-suit buildings, services such as a one-stop shop for prospective locators, patenting advise for newly developed software, research and development/prototyping laboratory for newly developed computer hardware and peripherals, and a product testing center to certify product standards.
