Along Marcos Highway, in Marikina, just before its intersection with Sumulong Highway is a longish property whose terrain is generally flat. Adjacent to the site are major residential subdivisions that have transformed the eastern section of Metro Manila into one of the fastest growing residential areas. This has resulted in the development of small shopping malls along the major roads.

The site is proposed for a mixed-use development for high-rise residential, office and commercial facilities. The key feature of the project consists of a three level podium intended for commercial spaces. Proposed uses include a department store, specialty shops, grocery, restaurants, an entertainment center that includes movie houses, bowling alleys and play arcades. Adapting to the existing topographic conditions of the property, the plan calls for the lowermost level to be devoted for parking. As the property is bisected by Marcos Highway, the development on both sides of the thoroughfare is proposed to be linked by a skyway.

Consolidated into two parcels, the property offers an opportunity for a development that can be the major activity node in the district, dominating all existing and immediately forthcoming developments. The envisaged mixed-use concept is a self-contained, micro-community with facilities and conveniences that are comprehensive in range, and catering to a broad spectrum of patronage.
