Immediately south of the campus of the University of the Philippines in Los Baños and the experimental rice farms of the International Rice Research Institute lies the La Chesa Valley Estate. This residential-recreational resort development is financed through an asset-backed securitization scheme for a total of 24.8 hec-tares. Some 7.7 hectares shall be devoted to a residential estate having varied lot sizes and house types. These are to be sold on demand.

Around 17 hectares fall within the Mt. Makiling Reservation Area Buffer Zone. However, being a titled private property, its development concepts shall be guided by the emerging guidelines for the reservation. An ecological-recreation directed development is planned for the area. The plan shall take advantage of the mild climate, vantage points, potentials for tree cover, and even the hot spring water sources available on the hill. A resort type of development with tree farms and homes clustered in developed pockets is envisioned.
