Tacked in the northeast corner of the Clark Special Economic Zone (CSEZ), just off the southern side of the True North Golf Course is 5.18 hectares of flat and sloping terrain. The area is leased to the New Sampaguita Builders, Inc. that is to be developed into a resort with 27 cottages. The undertaking is a joint development with an American firm that has interests in time-share resorts in the USA, the Caribbean and Canada.

The leased property is close to similar projects of the CSEZ. The site is formerly the location of officers' housing when the area was still an American Air Force Base.

In the new land use plan, the flat areas shall be devoted to open spaces, landscaped gardens as well as for the common parking area of the resort. The south sloping areas, up to the ridge that has a view of the golf course, are to be devoted to two-story cabins. These shall take advantage of good views due to its high grounds. The zones where the cabins are to be located shall be pedestrian-dominant. Only emergency and service vehicles shall be allowed close to the cabins. While walking shall be fully encouraged, the trek shall be made convenient for all ages. Walkways are to be made in mild slopes, shaded with pergolas, and the surroundings fully landscaped.

For recreational facilities, a tennis court, wading and bathing pools as well as a basketball court shall be available to the public. The adjacent lands shall have community and commercial outlets in order to make the place function as a component neighborhood. The cabins have a floor area of 168 square meters each for the single story units, and 312 square meters for the second floor units.
