To continue the construction of walk-up housing at the National Government Center Housing Project, 2.57 hectares adjacent to the BF Homes is allocated for the fourth phase of the program. This consists of ten buildings with ground floor plates of 593 square meters. The buildings are diagonally sited on the allocated property for two reasons; to minimize direct solar exposure to the hot sun; and to optimize orientation in order to mitigate adverse visual impacts. A masonry fence between BF Homes and the MRB project is a mandatory requirement made by the former community. At the same time, the BF Homes is given an easement to allow its storm waters to flow towards an outfall at the north where a creek is located.
Peripheral roads provide additional easements between developments. These are also utilized as access to outdoor parking areas. Open corners play dual functions as recreational pockets and for community facilities. It is at these corners where more residents congregate. A vegetable plot is located in the wetter section of the project site. Six hundred forty dwelling units are generated in this project. The units have a net area of 24 square meters. The dwelling unit density of the project is 249 dwelling units per hectare.
