Very close to the corner of Visayas Avenue and Tandang Sora, past Cenacle Drive is a long rectangular property having an area of 1,937 square meters. It has a 27-meter wide frontage along the southwest side of Tandang Sora. Its rear is bounded by the Pasong Tamo Creek. Two building types are sited in this property: twenty-two residential terraces; and on the front portion of the lot are shop houses, four at the ground level and six at the third level. The scheme generates a gross floor area of 2,634.58 square meters with a floor area ratio (FAR) of 1.36. The terrace houses have a gross floor area of 990 square meters on 45-square meter lots.
